2. Marketplace Role — Not a Brokerage Service

Plot in Pune provides an online venue for advertising and discovering land in Pune district and for facilitating enquiries between interested parties. Unless a separate service is expressly agreed in writing, Plot in Pune does not act as a property broker, real estate agent, buyer's agent, seller's agent or transaction representative.

We do not ordinarily negotiate sale terms, execute agreements, receive sale consideration, hold deposits in escrow or register conveyance documents on behalf of users. Any obligations imposed by applicable law remain unaffected by this description.

3. Advertiser-Supplied Information

Property descriptions, prices, locations, areas, photographs, land classifications, claims about approvals and other listing details are generally provided by advertisers. Plot in Pune may undertake administrative content review, but does not warrant that every statement is complete, accurate, current or independently substantiated.

Listings may change, become unavailable or contain errors without immediate notice. Users should confirm all material details directly and through authoritative records.

4. Listing Approval Is Not Legal Verification

Administrative approval is not a guarantee of ownership, title, document authenticity, possession, encumbrance-free status, permitted use, boundaries, development rights or transaction safety.

Plot in Pune intends to explore additional legal-verification services in the future. Such services are not available as part of the launch-stage listing approval process. If introduced, their precise scope, responsible professionals, limitations, validity and charges (if any) will be separately disclosed. No future verification feature should be assumed to exist before it is formally launched.

5. Ownership, Title and Authority to Sell

Plot in Pune does not independently certify that an advertiser is the registered owner or has lawful authority to sell or transfer the land. A person advertising as a co-owner, Power of Attorney holder, agent, broker or agreement holder (including under Sathekhat or Isar Pavti arrangements) may have rights that differ significantly from full ownership.

Prospective buyers should verify the identity, capacity and authority of all relevant parties and obtain independent legal advice before signing documents or paying money.

6. Land Records, Boundaries and Measurements

Area figures, survey numbers, boundaries, access routes and map markers displayed in listings may be approximate or supplied by third parties. Digital maps and location pins should not be treated as certified survey plans.

Users should independently examine relevant 7/12 extracts, property cards, mutation entries, survey and measurement records, registered instruments and physical site conditions, as applicable.

7. Land Classification, Zoning and Permissions

Terms such as agricultural, non-agricultural (NA), residential, farmhouse, industrial, commercial or institutional describe the advertiser's stated category and do not, by themselves, establish lawful permitted use.

Development potential, NA conversion, layout sanctions, building permissions, road access, reservations and zoning must be verified with the relevant competent authorities, which may include local planning bodies, PMRDA, revenue authorities, municipal authorities or MIDC, depending on the land.

Claims regarding future roads, proposed infrastructure or anticipated permissions are not assurances of approval or future value.

8. Restricted, Disputed or Special-Category Land

Some land may be subject to restrictions relating to agricultural purchase eligibility, government grants, restricted tenure, tenancy, tribal transfers, Mahar Vatan, fragmentation, acquisition, reservations, MIDC conditions, encumbrances, litigation or other legal issues.

Plot in Pune does not guarantee the absence of such restrictions. Buyers and advertisers must obtain advice and verify compliance before proceeding with a transaction.

9. RERA and Other Regulatory Compliance

Where a property, project or advertiser is subject to RERA/MahaRERA or any other registration, disclosure or advertising requirements, responsibility for compliance rests with the relevant legally obligated parties.

The appearance of a listing on Plot in Pune does not establish that registration is required, has been obtained, or that an exemption applies. Users should independently check the regulatory status relevant to the specific property and transaction.

10. No Legal, Financial or Investment Advice

Information on the Platform is provided for general discovery and informational purposes. It is not legal advice, a title-search report, a valuation, a survey, a financial recommendation, tax advice or an investment solicitation.

Users should consult independent qualified advocates, surveyors, valuers, accountants and other professionals where appropriate.

11. Prices, Returns and Commercial Expectations

Advertised prices are supplied by advertisers and may be negotiable, outdated or subject to change. Plot in Pune does not guarantee fair market value, future appreciation, rental or development returns, saleability, liquidity or the availability of finance.

No listing, promotional placement or enquiry guarantees a sale or purchase.

12. Direct Dealings, Payments and Fraud Precautions

Buyers and advertisers generally communicate and transact directly. Plot in Pune is not automatically a party to their discussions, site visits, agreements, deposits, token payments or final transactions.

Before transferring money or sharing sensitive documents, users should verify identities, ownership and authority, examine the relevant documents and obtain independent professional advice. Be cautious of requests for urgent advance payments, unofficial accounts or promises of guaranteed approvals.

External websites, maps and third-party service providers are governed by their own terms and practices. Unless expressly stated, their inclusion does not constitute endorsement or a guarantee by Plot in Pune.

14. Platform Availability and Technical Errors

We aim to keep the Platform functional, but website content, search results, enquiry delivery and other features may be affected by maintenance, network interruptions, technical errors or third-party outages.

We do not promise uninterrupted service or that every enquiry will reach its intended recipient immediately. Users should independently confirm time-sensitive information.

15. Limits of Responsibility

To the extent permitted by applicable law, Plot in Pune is not responsible for losses arising solely from inaccurate information supplied by independent advertisers, failed negotiations, undisclosed defects, third-party fraud or independently concluded property transactions.

Nothing in this Disclaimer excludes liability for our own fraud, wilful misconduct, statutory obligations, consumer rights or any responsibility that cannot lawfully be excluded. The extent of any responsibility depends on the facts and applicable law.

16. Reporting Errors and Requesting Corrections

If you believe a listing is inaccurate, misleading, unauthorised or otherwise concerning, please contact us with the listing URL and relevant details. We may request clarification, correct information, restrict display or remove content as appropriate.
