1. Purpose of This Policy
Plot in Pune is an online land-listing and discovery marketplace operated as a sole proprietorship under the business name Plot in Pune, Maharashtra, India.
This policy explains who may advertise land, the information expected in listings, how submissions are reviewed, what approval means, and how misleading or suspicious listings are handled.
Our objective is to encourage accurate, transparent and responsible land advertising while explaining the limits of information published on the Platform.
2. Geographical and Property Scope
Plot in Pune is intended for land situated within Pune district, Maharashtra, including urban, suburban and rural areas.
- Residential plots and layouts.
- Non-agricultural (NA) land.
- Agricultural and farmhouse land.
- Industrial, commercial and institutional land.
- Large land parcels and other permitted land categories.
The Platform is dedicated to land-related listings. Apartments, residential flats, independent residential units and ordinary commercial premises are outside its intended scope. Categories may be added, modified or restricted over time.
3. Who May Advertise Land
Subject to applicable law, advertisers must have a legitimate basis and appropriate authority to advertise the land. Roles may include:
- Registered Owner: A person recorded as owner in relevant records.
- Co-owner / Joint Owner: A person holding a joint ownership interest.
- Authorised Representative / Power of Attorney Holder: A person acting under valid and sufficient authority.
- Real Estate Agent / Broker: A person acting with necessary authorisation and statutory registration, where applicable.
- Agreement Holder (Sathekhat / Isar Pavti): A person claiming contractual rights under an agreement or related arrangement.
- Other: A person whose legitimate role does not fall into the above categories.
- Not Sure: A person requiring clarification of the correct advertiser classification.
Important: Selecting a role does not certify legal ownership or authority. An agreement holder must not claim to be the registered owner solely on the strength of an agreement or receipt. A Power of Attorney does not automatically establish ownership or unrestricted transfer rights.
4. Information Expected in Listings
Advertisers are expected to provide accurate information relevant to the land, including where applicable:
- Location, village, taluka and district.
- Land category, classification and approximate area with units.
- Expected sale price and relevant commercial details.
- Advertiser role and contact information.
- Property description and available supporting details.
- Access, road connectivity and material characteristics.
- Known restrictions, limitations or disputes.
Additional details may be requested depending on land category. Material facts must not be intentionally omitted in a misleading manner.
5. Accuracy of Land Classification and Approvals
Advertisers must accurately describe the land's current classification, permitted use and approvals.
- Agricultural land must not be described as converted NA land without relevant permission.
- Proposed development potential must not be presented as an existing approval.
- Reservations, acquisition proceedings or statutory restrictions must not knowingly be concealed.
- Industrial, commercial, institutional or residential use must have an appropriate legal basis.
- Government or planning authority approvals must not be fabricated or exaggerated.
Nearby development, proposed roads or planning schemes do not automatically confer development rights on a particular parcel. Confirm land use and permissions with competent authorities.
6. Administrative Review Before Publication
Submitted listings may undergo administrative review before publication, including checks for:
- Geographical and category relevance.
- Completion of essential fields.
- Apparent relevance of photographs and descriptions.
- Obvious inconsistencies, duplicates or misleading content.
- Compliance with the Platform's publication requirements.
Plot in Pune may approve, reject, return for correction or temporarily hold a listing.
Administrative review is not a legal investigation, property verification or certification.
7. Meaning of an Approved Listing
An Approved or Published listing means the submission has been accepted for display under the Platform's publication requirements. It does not independently establish:
- Ownership or the advertiser's legal authority.
- Clear or marketable title or authentic documents.
- Absence of encumbrances, disputes or litigation.
- Accuracy of boundaries, area or measurements.
- Validity of NA conversion, zoning or development permissions.
- Buyer eligibility, fairness of price or transaction safety.
Ordinary publication must not be interpreted as a guarantee, endorsement or legal verification of the property.
8. Documents and Supporting Information
Plot in Pune may request documents or clarification where reasonably necessary. Depending on the listing, these may include 7/12 extracts, property cards, mutation entries, survey details, ownership documents, authority letters, Power of Attorney documents, Sathekhat or related agreements, NA orders and relevant approvals.
Requesting or visually reviewing documents does not amount to comprehensive legal verification and does not guarantee authenticity, completeness or legal effect. Advertisers must not share documents they are not entitled to disclose, and should limit unnecessary personal information.
9. Special Land Categories and Restrictions
Transactions in Maharashtra may involve category-specific rules, including agricultural purchase eligibility; government-granted or restricted-tenure land; Mahar Vatan and other historical classifications; tribal land restrictions; tenancy rights; reservations; MIDC conditions; fragmentation and subdivision rules; access and easement rights; NA conversion; and RERA/MahaRERA obligations where applicable.
These examples are not exhaustive. Advertisers must not knowingly conceal material restrictions, and buyers must independently confirm the legal position.
10. Advertiser Declarations and Responsibilities
By submitting a listing, the advertiser represents, to the best of their knowledge, that:
- Information is accurate and not deliberately misleading.
- They have a legitimate basis and appropriate authority to advertise.
- Ownership and contractual rights are not misrepresented.
- Photographs and documents are genuine or identified as illustrative.
- Known material restrictions or disputes are disclosed.
- Material inaccuracies will be corrected promptly.
- Applicable laws and statutory requirements will be followed.
Advertisers remain responsible for their representations after publication.
11. Buyer Responsibilities
Buyers should treat listings as initial information, not legal verification reports. Before payment or signing documents, independently examine ownership and chain of title, revenue and mutation records, encumbrances, disputes, physical boundaries, access, classification, conversion, zoning, reservations, permissions and seller authority.
Independent legal advice, professional land measurement and checks with government authorities are strongly recommended. Do not rely solely on photographs, verbal assurances or publication status.
12. Reporting Incorrect or Suspicious Listings
Users may report false ownership claims, inaccurate descriptions, fabricated approvals, fictitious properties, unauthorised advertisements, suspicious payment demands or materially concealed disputes.

Include the listing URL, the concern and any relevant supporting information. Plot in Pune may request clarification, restrict or remove the listing, or take proportionate action. Reporting does not guarantee a particular outcome.
13. Listing Removal, Suspension and Corrections
Subject to applicable law, Plot in Pune may reject, suspend, correct or remove listings where there are reasonable grounds to believe that they are misleading, outside scope, unauthorised, unlawful, infringe rights or present a credible fraud or safety concern.
Advertisers may be offered an opportunity to clarify or correct information where appropriate. Previous approval does not guarantee continued publication.
14. Verification Services and Future Features
Legal verification is not a service offered at launch. Plot in Pune intends to explore and introduce additional property-verification services in the future, subject to operational readiness, appropriate professional involvement and applicable law.
If such services are introduced, each verification status, badge or report will have a separately published scope explaining what was checked, by whom, when, the limitations and any applicable charges.
Launch position: An approved listing is not a legally verified property. Future verification features will be identified separately and must not be assumed from ordinary listing approval.
No future service will automatically guarantee clear title, government approval, transaction safety or freedom from disputes unless a specific representation is expressly made and legally supportable.
15. Charges for Listing Services
Listing services or optional features may be free or subject to charges. Applicable charges, payment terms and conditions will be communicated before the user purchases or activates a paid service.
Promotional offers may be introduced, modified or withdrawn according to their communicated conditions and applicable law. Payment does not guarantee approval, indefinite publication or a successful sale. Refund and cancellation rights will follow disclosed service terms and applicable law.
16. No Guarantee of Sale or Transaction Outcome
Plot in Pune does not guarantee enquiries, negotiations, a completed transaction, fair market valuation, suitability for investment or development, or continued accuracy of advertiser-supplied information.
Users are responsible for evaluating their own commercial and legal decisions.
17. Privacy and Handling of Documents
Personal information and submitted documents will be handled under the Privacy Policy and applicable law. Information may be used for listing administration, communication and complaint handling as disclosed.
Document submission does not authorise unrestricted public disclosure of confidential or sensitive information. Users must share third-party information lawfully.
18. Changes to This Policy
Plot in Pune may update this policy to reflect changes in procedures, verification services, regulations or operations. The current version will be published with its effective date. Material changes will be communicated where required by law.
19. Relationship With Other Policies
Read this policy together with the Terms & Conditions, Privacy Policy and Disclaimer. Applicable law prevails in the event of inconsistency.
